Summary: According to the Turkish condominium ownership system, 3D physical buildings and its condominium units are registered to the condominium ownership books via 2D survey plans. Currently, 2D representations of the 3D physical objects, causes inaccurate and deficient implementations from the determination of the land share to building management. The aim of the study is that; management of the real properties (subjected to condominium ownership) with 3D model-based approach, modeling of the architectural projects with 3D modeling tools and establishment of the value-based condominium ownership, management of the building and securing the vertical land ownership. So, the legislation was examined, spatial and attribute datas were determined. There is a model requirement that dealing with the buildings and condominium units geometrically modeling of the buildings, containing the spatial and attribute properties and providing desired outputs. So, the use of Building Information Modeling (BIM) approach was determined as a source method. A construction project which started simultaneously with the project was determined, 3D geometric model was created via BIM tools and condominium units were georeferenced. So, a based model that handled the ownership problems related with management of the 3D legal and physical objects was created. Land shares as a base requirement for the establishment of condominium ownership/easement right were determined in a scientific manner. It is determined that visual and tabular deliverables strengthened the decision-making mechanism of the building/site management.
