Summary:

      Land valuation is a process that a certain land and its surroundings are evaluated in terms of its economical meaning. This operation could be defined as estimating the value of the land carefully based on the experience. In land valuation, location of land is one of the most important criteria and decisions which determine the land value. An effective evaluation of a land value could only be possible when the characteristics of the land are analyzed together objectively. To make the right estimation of a land value, there are many qualitative and quantitative factors that should be taken into consideration. As a matter of fact, such an approach requires the management of an intensive and classified spatial data resource that is obtained from different disciplines. Geographical Information Systems (GIS) is a very effective technology used in such spatial data management and decision making procedures.

      In this study, value distribution of land is obtained with parameters by formulating some criteria of land values, to find out the value of real estates by using nominal land valuation method rather than the prices determined by market conditions. Nominal unit values determined as a function of the factors that effect the value of the land were dealt as pixel based and the implementation of the model was carried out for urban areas. Land valuation maps were produced for Trabzon city and some districts of Istanbul city, as a pilot project. The parametric criteria used in expression of land values in pixel units were obtained by choosing a combination of factors of land value by utilizing the characteristics of spatial analysis of GIS. As a result of statistical tests performed for comparison between nominal values belong to study field and reference land values, it has seen that land valuation model with nominal approach is valid. In conclusion, dynamic land value maps were produced for urban areas that these maps could also be a base for different disciplines by performing a full amount of analysis on the value criteria that could effect the land.
