| Summary: This study, which aims to examine the effects of phenomena of urban development upon setting formation and transformation of city center and also aiming to determine the principles, criterias and planning decisions of city centers and central areas for planning studies towards future by taking city of Trabzon as a model. In the fist chapter, relation between urban development and city economy that effects upon cities centers; transformation of city centers and phenomena of urbanization in Turkey, commerce and spatial structure of commercial areas ( sectors) in the historical development process are studied in different respects and in this context, urban development of Trabzon and transformation of city – center are examined.In the second chapter, analysis and interview are outlined, method of study discussed. and appreciation are given. In the third chapter, findings reached from the results of analysis and interview are given. In the forth chapter, towards (in the direction of) the results of interview and analysis subjects such as commerce in city of Trabzon, spatial variation of services and analysis of urban function have been studied. In the 5th chapter, the results of the study have been explained. Suggestions developed by the appreciation of information gothened in the study are presented in the 6th chapter.
